What Is 192.168.10.1?
192.168.10.1 is a less common but valid private gateway address used in the 192.168.10.0/24 subnet. Ubee Interactive chose this range for their cable modem-router combos because it differentiates their subnet from the more common 192.168.0.x and 192.168.1.x ranges, avoiding IP conflicts in complex multi-device setups.
If your ISP is Cox or Spectrum (formerly Time Warner Cable) and they supplied the hardware, there is a good chance your gateway is a Ubee device using 192.168.10.1. CenturyLink (now Lumen) also supplied Zyxel DSL routers to customers that default to this address.

How to Log In to 192.168.10.1
Connect via Wi-Fi or Ethernet to any LAN port.
Type http://192.168.10.1 in a browser. MSI and Ubee devices use this address.

ISP note: Cable and DSL providers often lock down parts of the modem-router admin panel and may disable changing certain settings. If you want full control, consider purchasing your own cable modem and router separately - this also eliminates the monthly modem rental fee.
Troubleshooting 192.168.10.1 Not Working
Type ipconfig in Windows Command Prompt and verify the Default Gateway is exactly 192.168.10.1. If it shows 192.168.1.1 or 10.0.0.1, use those addresses instead. See our other router IP guides.
Type the full URL including http:// at the start: http://192.168.10.1. Chrome and Firefox may try to redirect to HTTPS which will fail. If you get a certificate error page, click "Advanced" and "Proceed" (unsafe) - this is normal for router admin interfaces.
Many ISP-provided Ubee units block the full "admin" account and only expose the limited "user" account (username: user, password: user). This limits what you can change. Contact your ISP if you need access to the full admin panel.
Unplug the modem-router for 30 seconds. While waiting, clear your browser cache or open a new private window. Reconnect after the device fully reboots (about 2 minutes for cable modems to reacquire signal).

My ISP blocks the Ubee admin panel - how can I get more control?
ISPs often provision modem-routers with limited admin access to prevent support calls from customer misconfigurations. Your best option for full control is to buy your own DOCSIS 3.1 cable modem and a separate router. You pay the hardware cost once and eliminate the monthly rental fee ($10-15/month with most ISPs). You get full admin access to your own router without ISP restrictions.
Does CenturyLink lock the Zyxel admin panel?
CenturyLink (now Lumen) provides fairly open access to their Zyxel gateways compared to cable ISPs. You can usually change DNS servers, set up port forwarding, and configure Wi-Fi settings freely. However, changing the WAN/PPPoE credentials requires your CenturyLink login, which they provide separately. The admin panel at 192.168.10.1 handles the local network settings.
How do I put my Ubee into bridge mode?
This typically requires calling Cox, Time Warner, or your ISP to request the change - some Ubee models don't expose a bridge mode option in the user-accessible admin panel. Alternatively, you can enable IP Passthrough/DMZ for your own router's IP address so it effectively bypasses the Ubee's NAT. Go to the Gateway → Connection settings in the admin panel and look for IP Passthrough or DMZ host settings.
